Just Sold! Second Highest Sale Ever in Portomarin / Talega

I recently listed and sold this gorgeous home in Talega for $1,749,000 in a matter of days of going on the market. The house was warm, inviting, updated throughout, had an entertainer's backyard but it lacked a little warmth outside with regards to flowers. Basically, it wasn't Greg Gloede landscaping ready.

So how do we get to being Greg Gloede ready?

Client discussion - I sat down with my client, had a great discussion on how I was going to market the house online and what I was looking for to help give their home a little something special to attract additional buyers since it was already dialed in. The discussion turned to flowers. And more flowers.

Nest Step - Taylor ran with my advice and planted a whole bunch of warm flowers and plants around the house that put the exclamation on the house. I of course came in and did a little pruning to round it off.

Result - Second Highest Sale Ever in Portomarin.

Yard Renovation Day 12! Before and After!

One More Day before professional pictures, video and drone are shot before my friend and fellow realtor Nesa lists this home in Mission Viejo.

The landscaping transformation that I've done over the last 12 days on a very tight budget has been remarkable. I'm going to cap off this yard by adding a few more flowers with warm colors to add depth and beauty for the potential buyers.

JUST SOLD! Four days on the market.

I recently closed this amazing home in Presidential Heights in San Clemente which had been a rental for 20+ years. The owners were from out of town and hired me to not only sell the house but to come in and "freshen" up the house since the condition of the long term rental was extremely poor. Truly not a pretty sight. So here is what I did to prep the home for sale:

Professional Cleaners - I hired window washers, house cleaners and had the carpets cleaned to make this original home beautiful again.

The Greg Gloede touch - I personally spent five days cleaning the home going through 57 magic eraser sponges which allowed me to remove most scuff and crayon marks off the walls, I changed light bulbs, removed tattered window screens, fixed and replaced minor items throughout the house, scrubbed the floors, replaced sconces, and I cleaned the bottom of the master shower which looked like tar before and after the cleaners came in. Yes, truly gross.

Greg Gloede Staging - To make the home warm and inviting, I staged the front porch and backyard patio with my own personal outdoor furniture and then added an assortment of colorful flowers to give the potential Buyers a vision of what the home could look like with a little love.

End Result / The Sale - I netted the Seller an additional $50,00-$75,000 with the improvements that I personally did with zero out of pocket to the sellers instead of hiring a traditional realtor who just signs the listing and puts the home on the market and gets an average price. DO NOT SETTLE when hiring a realtor!

BACKYARD REDESIGN BEFORE VIDEO:

I'm doing a backyard renovation for my wonderful friend and realtor Nesa Ortega Anderson who is going to list this beautiful home For Sale in Mission Viejo. Nesa has asked me to put my magic touch on the front and back yard which in this redesign is a whole lot of TLC.

For those of you that don't know what I do, I'm a Realtor by day but I keep getting asked by other Realtors to renovate or landscape homes before they go on the market which I really enjoy, plus when I'm done landscaping or freshening up their yard, it helps my clients increase the value of their home by at least 10-15%. What other realtor provides value and gets dirty like this?
