This purchase was especially exciting for my clients because they secured an incredible opportunity through a bankruptcy trustee sale. By being patient, staying open-minded, and navigating a process that many buyers were hesitant to pursue, they are walking into an estimated $100,000+ in equity from day one.

We're in the walk-in closet of our new construction home in San Clemente, and a debate has officially started.

The current design calls for an entire wall dedicated to shoe storage is 7 feet wide and 7 feet tall. 👠👟

Scott and the closet designer love the idea. I'm wondering if that's way too much shoe space and if we'd be better off adding more hanging storage instead.

Congratulations to my client Stephanie on selling this gorgeous home. We first started talking and planning six months ago when I suggested she may want to consider selling instead of renting again. I suggested she consult with her financial advisor and CPA to make the ultimate decision. They both agreed with me that it made financial sense to sell this home and capitalize on the tax benefit rather than continuing to rent it.

We then got Staging bids and made our plans to get the Home listed when the tenants got out. Everything was scheduled day by day with Cleaners, stagers, Photographer, videographer, Etc. and we got the house listed in less than a week after the tenants had moved out.

I held open houses every weekend and did my usual extensive marketing campaigns. We negotiated a great offer and even though the buyers had delays we successfully closed Escrow this week.

OMG… the grass was all dead. 😳🏡

This is exactly why final walkthroughs matter.

Before closing, we always do a final verification of the property to make sure the home is in the same condition as when the buyer agreed to purchase it.

On a recent closing, we discovered the grass had died before closing. Because we caught it during the final walkthrough, we were able to have the sellers take care of it for our buyers before the home officially changed hands.

It may seem like a small detail, but these details matter — and they can save buyers time, money, and stress.

This is why having an experienced agent watching out for you all the way to the finish line is so important. The job is not done until the keys are in your hand. 🔑✨

Did you know a standard sheet of drywall is 4' x 8' and weighs over 50 pounds?

And every single one has to be carried into the house by hand, one at a time.

When people see the finished product, they notice the beautiful kitchen, new flooring, and fresh paint. What they don't see are the hundreds of small steps that happen behind the scenes to get a home there.

Thank you to all of my clients and friends who joined me for my pizza party last night! We had an amazing turnout, with 44 people coming together to enjoy great food, great conversations, and even better company. 🍕
