Transformation Tuesday...
Don't you just love a good before & after?
This space had so much potential, but the original fireplace layout threw off the flow — so we decided to remove it entirely! Now the room feels open, balanced, and features two beautiful, functional areas.
We also took out the old built-in and added this stunning Restoration Hardware credenza, installed two new sets of French doors, new flooring, and updated lighting - and wow... what a transformation!

Can you believe this is the same space?! From warm, heavy tones ➡️ to a bright, modern, gallery-style welcome. One of our favorite upgrades — smooth coat Level 5 drywall — is a total game changer for any renovation. Fresh paint, new flooring, updated lighting, and layered textures completely transformed the feel… and our new front door (coming soon!) will be the final touch!

This space now feels like us — airy, modern, and filled with light.

Once you accept an offer on your home and open escrow, a journey begins—filled with challenges and triumphs. 🌟
We received and accepted an offer in the first week of listing—quite remarkable during the holiday season! 🎉 To ease our sellers' transition, we successfully negotiated a free leaseback, allowing them ample time to pack and move. 📦🏠
However, the escrow period wasn’t without its surprises. During the appraisal appointment, the appraiser determined that the actual square footage was smaller than previously estimated. 😲 This prompted the buyers to seek a renegotiation of the sales price.
As the neighborhood specialists, we quickly sprang into action. 💪 Equipped with a prior appraisal report for a model-matched home we had sold previously and the builder's floor plan, we presented compelling evidence to both the appraiser and buyers. 📝📊 Our research demonstrated that the initial appraisal was incorrect.
Through our efforts, we preserved the integrity of the deal, preventing the need to renegotiate the sales price and ensuring that both parties could move forward with confidence. 🤝💼
