There’s momentum building in the Saddleback Corridor and WynneCRE is at the center of it.

Highlights from this quarter’s industrial market report:

• San Clemente just approved the Luminar Business Park, a 20-acre industrial development in Rancho San Clemente Business Park. This long-vacant site is about to transform into one of the region’s most impactful business hubs.

• Vacancy remains tight at 3.8%, and availability is just 4.7%.

• Lease rates are holding strong at $1.61/SF NNN.

• Demand outpaces supply in core submarkets like Mission Viejo (2.7%) and Rancho Santa Margarita (1.8%).

• Purchasing interest remains high with median sale prices steady at $470/SF and cap rates averaging 5%.

• Meanwhile, property available for sale is limited; only 21,600 SF sold in Q3. Most owners are holding long-term.

SBA Rates may have finally reached a tipping point with December dropping to 6.03% after reaching a 14-year high of 6.45% in November.

We hope this may be a sign of what is to come to offer more breathing room for clients hoping to maximize their purchasing power as we head into 2023.

Huge shout out to George Arzente and his Catch Surf crew for their generous surfboard donations for our annual U.S. Marine Corps Beach Bash & BBQ!

This is one of my favorite events that my church (San Clemente Presbyterian Church) hosts each year. We hold an annual fun-filled beach day for the Marines (and families) of the 1st Combat Engineer Battalion.

Thanks to Catch's generosity with the gear, we are able to teach dozens of these Marines (from all across the nation) how to surf for the very first time!

To me, surfing is the ultimate feeling of freedom and being out in the water is totally unique to any other experience on earth. To see these brave young protectors of OUR freedom get to experience an afternoon of goofing off, catching waves, and enjoying such a taste of freedom they provide us on the daily, is such a special time.

A big thank you to the many volunteers from our local community who help put this event on and spend their time cooking great food, hosting activities, arriving early in the morning to set up, or staying late cleaning up; you are awesome and appreciated!
