One of the things I always look for when touring a home is where people naturally gather.

At this property, it's easy to see that happening in the backyard.

There's an outdoor kitchen with a Fire Magic grill, multiple seating areas, a huge fire pit, whitewater views toward Cottons Point, and plenty of room for friends and family to spread out.

What I kept thinking while filming was how incredible this space would be at sunset with a group of friends over for dinner.

Some homes have nice backyards. This one feels like the place everyone ends up.

If I were selling my home, one of the first things I'd look for is whether the agent truly knows the neighborhood.

Not just the city. Not just the zip code.
The neighborhood.

The best agents know the little things that buyers ask about and the nuances that don't show up in MLS data.

When you're interviewing agents, local knowledge should be near the top of your list.

One of my favorite upgrades at this home is something the homeowners added after purchasing it in 2019.

The bifolding doors completely transform the space by opening the main living area to the ocean views and preserved open space behind the home.

What I love most is how they frame the view while making the indoor and outdoor spaces feel connected. Combined with the protected open space beyond the glass, it creates a level of privacy that's becoming increasingly difficult to find in coastal Orange County.

It's one of those features that doesn't fully translate in photos—you really need to see it in person.

One of the things I love about Sea Ridge Estates is how different it feels from the rest of town.

Because of San Clemente's geography, this neighborhood sits between ocean views, preserved canyon space, Camp Pendleton, and ranch land to the east. The result is a setting that feels incredibly peaceful and removed from the surrounding area.

During the winter months, the sunsets can be spectacular as the sun drops directly into the ocean.

What surprises most people is that you're still only about 3–4 minutes from some of San Clemente's best beaches.

It's one of those locations that gives you the feeling of being away from it all without actually being far from anything.

If you could choose one, would you rather have privacy and open space or be right near the beach?

Every once in a while, you get one of those days where Catalina is crystal clear, the ocean is flat, and the San Clemente Pier comes into view at just the right moment.

I've driven this stretch of road more times than I can count, and views like this still make me pause for a second and appreciate where we live.

One of the biggest mistakes sellers make is waiting until the last minute to prepare their home for the market.

I always recommend focusing on the “3 Ds”:
Depersonalize, declutter, and deep clean.

Removing extra items, personal decor, and everyday clutter helps buyers focus on the home itself instead of distractions. It can also make rooms feel brighter, larger, and more inviting.

One thing I wish more homeowners understood: You do not want to wait until the last couple of weeks before listing your home to start interviewing agents.

The earlier you start preparing, the more strategic and less stressful the process becomes. From repairs and preparation to pricing, timing, staging, and marketing, there are a lot of important decisions that are better made with time on your side.

A strong agent should be helping guide you through all of it well before the property ever goes live.

One of the coolest things about Calle De Los Alamos in Southwest San Clemente is how the street follows the bluff line above the beach.

Many of these homes sit roughly 50–70 feet above sea level with nothing behind them except the beach trail, the sand, and the Pacific Ocean. It creates some incredibly dramatic ocean views that are hard to replicate anywhere else in town.

It’s one of those locations that feels even more impressive in person.

One of the coolest little hidden spots in San Clemente is Leslie Park in the Lost Winds/Lasuens neighborhood.

Over the years, it’s become this unofficial blufftop dog hangout where locals bring their dogs, watch surfers below, spot seals off Seal Rock, and catch sunsets overlooking the ocean.

There’s even a little biscuit bar with treats for dogs.

Little spots like this are a huge part of what makes San Clemente special.

One thing sellers massively underestimate? Curb appeal.

A lot of buyers form their opinion of a property before they ever walk through the front door. Drive-bys are incredibly common, especially in competitive markets like San Clemente and South Orange County.

People pull up the listing, sit outside the house, study the exterior, and start imagining how the home lives before ever stepping inside.

That first impression matters.
