Earlier this year, My investment partners and I took a trip out to Columbus, Ohio to scout out some buy & hold properties. We drove around the entire city (during a snowstorm too) and checked out everything from single family homes all the way to large multi-family apartments.

This trip was an invaluable way to learn how one neighborhood differs from the next, even from one block to another.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
🔑Some key tips that I learned:
⠀⠀⠀⠀⠀⠀⠀⠀⠀
✅ Identify neighborhoods you want to invest in ahead of time. Know the good vs bad (schools, crime, etc.).
⠀⠀⠀⠀⠀⠀⠀⠀⠀
✅ Learn the difference between A, B, and C-class assets. Understand why someone would be attracted to different types of homes and conditions.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
✅ Go to open houses (especially on weekends) to meet realtors - relationships matter.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
✅ Do what locals do - understand what’s nearby for tenants (Grocery, restaurants, shopping etc.)⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀
