Seller Tips to Capitalize on Seller's Market 💵
Seller's you're in control in todays market. The lack of supply means that your home is most likely going to get multiple offers. Do your due diligence and work with a really good agent to ensure you get the most for your home. Here are some tips to help:

1. Cut your budget for renovations and upgrades. Maximize your profits by cutting renovation plans. In today's market buyers are eager and more willing to do their own renovations. They are likely to look over outdated interiors and cosmetic issues. Get your house market ready by keeping it clean and tidy. Declutter and de-personalize.

2. Strategically price your home. Yes, homes are selling for over asking, but don't get too cocky and price it high from the get-go. Encourage a bidding war to drive the price up by selling for market value. You'll keep a wider buyer pool and allow them to sweeten the deal for you. Using an agent will help determine the fair market value and come up with a best possible price range to sell at.

3. Make the most of a bidding war. You can encourage stronger offers by informing the buyer of their competition. Respond to you some of your best offers with counteroffers that better aligns with your plans. And remember, the highest deal isn't always te best... are there all cash offers on the table, offers with no contingencies, incentives from buyers such as offering to pay closing costs?... buyers are getting creative to get win the sale.

4. Anticipate appraisal issues. As a seller in this market, there is a lot to get excited about. However, we still want to manage expectations for certain things. Because the selling price of many of the homes on the market are going above fair-market value, the home is more likely to appraise low. This means the lender isn't going to approve the buyer's full loan. Anticipate this possibility and how you'd handle making up those funds or if you'd rather cancel the deal.

Buyer's Tips in a Seller's Market 🏡

Buyers, I know it's been hard out there. There are a lot of bidding wars going on in this market and sellers are going with the highest and best offer. If you've had an offer rejected or are feeling anxious here are some tips on how to sweeten the deal and get your offer accepted:

1. Get Pre-approved. Cash offers can seem hard to beat but getting a preapproval letter from your lender can help the seller feel more secure with your financing. Do it one better and get underwritten, now your virtually the same as a cash offer. I'd argue even better than cash.

2. Have little or no contingencies. Sellers have a lot of options on the table and the winning offer may not have the highest price tag, but are the "best" for the seller. Waiving the inspection or offering free rent-back after close can put your offer over the edge.

3. Act fast. When you're ready to buy, set yourself up for success so you can act fast. Homes are selling in San Diego on average in 26 days, almost every one has multiple offers. You have to be ready. Know what you want, what youre willing to give up, and set up your financing. Then, when you find a good one, put in the offer right away.

4. Put more earnest money down. Make the seller's feel even more secure with your offer with a high earnest money deposit. An earnest money deposit protects the seller from if you back out, the more you put down the less they think you're going to back out.

For anyone who doesn't know me, here is a quick story of how I got here:

Originally from Buffalo, New York, Kaylee moved to San Diego over three years ago looking for a challenge, new opportunities, and a little more sunshine than her hometown lets out. She was in awe of San Diego's landscape, the ability to go from the beach to the desert to snowcapped mountains within a couple hours and found the people to be so kind and positive in nature. She knew this would be her new home.

Academically, Kaylee went to college in New York to receive a Bachelor of Arts in Communication and Social Interaction. Through college and post-graduation, Kaylee worked as a server, interned at Step Out Buffalo, an event planning and marketing organization, and volunteered as a mentor at a local school district. Understanding and serving people of all walks of life has always been her passion and is what lead her to beginning a career in Real Estate. Because of this strong notion for ethics and community support, Kaylee found Coldwell Banker to be the perfect fit for her. Getting to know, interacting with, and helping people solve problems has always energized her. She strives to really get to know you in order to assist her clients in the most effective way possible. Kaylee is extremely passionate about serving your desires and anticipating your needs by being more than simply her client's agent.

Outside of work and education, Kaylee loves being outdoors and picking up new hobbies. She loves hiking and camping in the summertime and snowboarding in the winter. Kaylee has been practicing yoga for over 6 years and hopes to earn her Yoga Teacher Training in the next few years. Recently, she has found joy in maintaining her vegetable and herb garden along with her growing collection of house plants. Kaylee also loves loving her German Shepard, Luna. She has always been an animal lover and occasionally volunteers at animal shelters. Kaylee has quite the travel bug. She has been to Amsterdam, Paris, London, and Singapore to name a few; and she doesn't plan on stopping there. Kaylee loves being a part of the world and her community. She aims to live life to the fullest and better understand the world around her.
