🍾🗝️🏡 SOLD IN UNIVERSITY HEIGHTS 🏡🗝️🍾

• FIRST TIME HOMEBUYERS have a special place in my heart! Eric and Christa were referred to me by a mutual friend. They had had a negative experience with their previous agent and decided to call me. They had already identified Meade Ave as THE house they wanted....but it seemed like it may not be within reach. As VA buyers, there are many restrictions that sometimes prevent a buyer from purchasing a vintage home...in this case, it was questionable whether we would get the needed Section 1 termite clearance. The listing agent and I worked together, obtaining several opinions, and sourcing the skinniest inspectors to be able to access the very limited crawlspace....after consulting with about 4 pest companies, we found one that would make it happen.....after about 45 days of simply investigating the feasibility of obtaining said clearance, the sellers were finally able to accept their offer. Then came the rest of the inspections...again...collaborating and communicating effectively with the listing agent got my clients “home”, literally. This deal required patience and perseverance...and not taking “no” for an answer. It was literally a 90 day process from start to finish and we are so grateful for the willingness to think outside of the box on the part of the sellers and their agent. My clients are finally living their dream of owning a home and being able to walk to EVERYTHING in metro San Diego....Can’t wait to be invited to their Tiki party!!🌺

• What a SPECIAL property. When I say "special", I mean, "unique"...in so many ways. Private drive leading up to an incredibly rural setting with spectacular PANORAMIC views in every direction. Having been added on to and modified by previous owners over the years, it was unclear what had been original and what had been added..let alone what was permitted and what wasn't.

📋Just as with all my listings, we conducted pre-listing inspections and discovered some pretty significant needed repairs...we forged ahead. Paint, new carpet, floors, a "to-do" list of repairs about half a page long, and that magical staging by none other than Dan Rogacion of Atelier-Homme (he can make any house feel like a stylish, swoon-worthy home) and voila! 🎉🙌🏽🏡SOLD IN LA MESA🏡🙌🏽🎉

•A little sadness and a little happiness on this one....referred to me by one of my favorite families that I have worked with for many, many years, I could add to the list the nephew/uncle of that very family to work with to sell his mom's home....a home where she lived happily with her husband and family since 1977...a home that was right next door to her sister, her best friend. It came time for Elizabeth to move to Florida to be closer to her son and his family, where they would watch over her care and get to see her more frequently.

🔨Since the home had not been updated in quite some time, I was certain it would be of interest to investors who would want to flip it. Welp, we got at least 10 offers from investors, but they were too low. I suggested the seller stick to his guns on price, and he did. We got a full price offer and it sold to a young family who will live there and update the home. While I am not necessarily against investors, it is difficult for those young families to compete with the cash offers, so whenever I can make a difference in a person's life (not a corporation), I'll go for it...and it paid off for everyone this time.

I was grateful to have the opportunity to help yet another family member of Jerry and his mom Martha! Thank you for entrusting so many of your family and friends over the years!
