🚨 New Homeowner Alert 🚨
Josh & I go way back- he was one of of my first few friends in college so it was a pleasure helping him purchase his first home 🏡

Josh had a plan in mind of purchasing in the Downtown area. After a few months of searching, we came across the home that fit all of his criteria. He was not able to fly down to San Diego to see it, so we did a virtual showing & he loved it!

We then proceeded to submit an offer which in fact was not the highest offer the sellers had in hand, but Josh’s offer was still accepted as we used other proven methods to stand out amongst all the other offers.

We did face some adversity during the process, but my team and everyone else involved in this transaction worked together to make sure Josh got the keys to his home 🏡

Let’s talk closing costs!

What are those? Closing costs are fees and expenses paid when closing on your new home. This is typically about 2% of the purchase price. Some common fees that are part of closing costs are: Lender fees, homeowners insurance, mortgage points, notary fees, and HOA.

There are also out of pocket costs that are incurred during escrow such as physical inspection fees, and appraisal fees.

Every situation varies based on lenders, realtors, and the brokerage.

All this to say that when purchasing a home, account for the 2% to go towards your closing cost, in addition to your down payment.

Not sure if JM was more excited about his new home or the Glenlivet 🥃 🏡

When I first met JM, he had a vision of purchasing in one of his favorite complexes in Mission Valley. Now, this particular complex hardly has any homes for sale so I had to get to work👩🏻‍💻
