👀 Let’s talk about one of the most expensive pricing mistakes I see sellers make.

Pricing your home high “just to see what happens.”

Here’s how it usually plays out:

The home sits longer than expected.
Then comes a price reduction to try to spark interest.
Days on market keep climbing and buyers start to wonder what’s wrong.
That hesitation turns into skepticism.
And offers, if they come, tend to be lower.

You can probably see where this goes.

Quick takeaway, pricing strategically from day one using real market data often leads to stronger demand and better offers. Overpricing usually leads to price drops and negotiating from a weaker position.

Curious what your home could realistically sell for in 2026? Happy to run a no-pressure price check. Just send me a DM.

Most people think real estate investing starts with a ton of cash.
It usually starts with one home and a little patience.

Here’s the simple strategy I share with clients all the time:

Buy a home and live in it for at least two years.
Buy your next home and turn the first into a rental.
Repeat over time.

Do this consistently and you’re building equity, rental income, and long-term wealth. Your tenants help cover the mortgages, and eventually your investments can support your lifestyle.

It’s not flashy. It’s not overnight. But it works, especially here in San Diego where demand stays strong.

Over the holidays, I had the chance to donate 152 pounds of food to the . I am so proud of my neighborhood for coming together to support such an important, such as fighting hunger.

I’m really grateful for the for making it easy to give back in meaningful ways. It was a simple act, but one that felt important.

If you have a local cause you love supporting, I’d love to hear about it! Please share in the comments below.

2019: “I’ll wait for prices to come down.”
2020: “This will change everything.”
2021: “There’s no way this keeps going.”
2022: “Rates are a dealbreaker.”
2023: “Homes are still too expensive.”
2024: “Let’s see what happens this year.”
2025: Still renting. Still waiting.

Meanwhile, the buyers who moved forward years ago?
They locked in housing costs.
They built equity quietly.
They stopped paying someone else’s mortgage.

The big misconception is that waiting equals saving.
In reality, waiting usually means catching up.

Even if prices pull back, demand doesn’t disappear.
It stacks up.
And when buyers jump back in all at once, competition comes with them.

The real cost of sitting on the sidelines isn’t the headline price.
It’s the missed appreciation.
The equity that never had time to grow.
The rent checks you’ll never see again.

Buying a home isn’t about timing the market perfectly.
It’s about timing your life, your finances, and having a plan that makes sense.

If you want a clear, no pressure breakdown of what buying in San Diego could look like for you, I’m always happy to help. Send me a DM today or click the link in bio to schedule a free consultation.

Joining the 2016 throwback — those were the days of opening day at the races, impromptu Napa weekends, yacht parties, and opening my own fitness studio. Life looks a lot different now, and I couldn’t be happier.

Weekend plans, handled 🤍
San Diego Resturant Edition.

If you’re deciding where to eat this weekend and don’t want to overthink it, here’s a simple Friday–Sunday lineup built around three of my favorite spots right now.

Friday
Start the weekend in Little Italy at Seneca.
Order the shrimp toast. Non-negotiable. Drinks, harbor views, and the perfect “it’s finally the weekend” energy.

Saturday
Make it a special night at Soichi Sushi in University Heights.
Michelin star, intimate vibe, and hands down one of my favorite sushi experiences in San Diego.

Sunday
Slow it down at Florette in La Jolla.
New favorite restaurant in San Diego, no question. Beautiful space, incredible food, perfect for an easy, feel-good Sunday.

Save this for later and send it to the friend who’s always asking what the plan is.

And if you want more restaurant recs or a feel for the neighborhoods you’re thinking about moving to, follow along, I love sharing all the local favorites and hidden gems ✨

“You just sell houses?”

What I actually get to be part of👇🏼

We’re finally ready to buy our first home.
I got my dream job.
Our family is growing.
We want to be closer to family.
Our father passed and we need help selling his home.
We want a place where our kids can grow up and feel safe.

It’s never just about selling a house.
It’s about guiding people through some of the biggest moments of their lives, with clarity, care, and no pressure.

If you’re stepping into a new chapter and want someone steady in your corner, I’m always happy to help.
