The Buyer Representation and Broker Compensation Agreement outlines the relationship between a buyer and a real estate broker. It grants the broker the right to represent the buyer in acquiring property, either on a non-exclusive or exclusive basis, depending on the terms selected. The agreement defines the representation period, during which the broker assists the buyer in finding and negotiating the purchase of a property.

The broker’s responsibilities include exercising due diligence, presenting properties, negotiating offers, and guiding the buyer through the transaction process. The buyer is expected to cooperate in good faith by providing necessary financial information and engaging in negotiations seriously.

The agreement also covers broker compensation, which is typically a percentage of the purchase price and may be paid by the buyer, seller, or through escrow, depending on negotiations. Compensation is negotiable and must be clearly outlined in the contract.

If the buyer purchases a property shown by the broker during the agreement or a continuation period, the broker is entitled to compensation, even if the agreement has been canceled. The agreement emphasizes transparency in the agency relationship, with clear duties outlined for both parties
