Prices are rising; rates are rising; and temperatures are rising. If your a renter, the heat can be felt as rental rates have also risen in 2023 and continue to rise. How long can you afford to wait before acting.

We often hear, but I cannot afford to purchase right now and yet the individual is paying $2500 a month plus to rent. How can you best determine whether buying or continuing to rent is best for you and your family. It's simple; divide the median home price in your area by the gross annual rent currently being paid. If the quotient is 15 or less, buying is more advantageous. 16-20, its probably better to buy vs rent; and a quotient over 20, remain a tenant.

Another phrase often heard: I don't have the down payment to purchase right now. Well, there are several down payment assistance programs available which will provide the funds needed to purchase your home. In addition, USDA and VA home loans require no money down. FHA requires 3.5% down, gifts are permitted, while some conventional programs only require 3% down.

You don't need a down payment of 20% in order to purchase a home! If you purchase in a rural area, many times no down payment is required. If you are in a branch of the armed forces or a veteran, you only have to pay a small up front funding fee. And don't forget, FHA only requires a down payment of 3.5% which can be gifted by a family member, borrower's employer, a government agency or a charitable organization.
