My Takeaway for July 2025; the current market is still fickle with some homes selling within days of hitting the market, but most sellers are getting hit with the new norm of negations typically favoring buyers.

For Buyers: With more listings and homes sitting longer, there’s less pressure to rush. However, well-priced, move-in-ready homes are still generating strong interest, sometimes even multiple offers.

For Sellers: Presentation and pricing strategy are more important than ever. Overpricing can result in extended market time and eventual price reductions. A strong first impression is key.

Overall: The market continues to shift toward balance, giving both buyers and sellers opportunities—if they approach it strategically.

Home prices are up: The typical price for a single-family home jumped a bit (3.2%) from last year to $1,083,750. Townhouses and condos also got pricier (1.5% more) at $679,950.

- Fewer homes sold: Compared to last year, fewer homes changed hands—7% less for single-family homes and 10.8% less for townhouses/condos. But more people are starting to make offers (pending sales are up slightly, 1.5% for houses and 2.6% for condos), which suggests things might pick up soon.

As we step into April, the real estate market continues to show signs of change. While U.S. existing-home sales dipped in February after several months of growth, year-over-year sales remain on the rise. Inventory levels have increased significantly, yet home prices continue their upward trend due to ongoing demand and limited supply. In our local market, detached homes saw an 8.3% drop in closed sales, while attached homes experienced a 15.3% decrease. However, pending sales for detached homes remained steady, and inventory has expanded, providing more opportunities for buyers this season.

With spring in full swing, we anticipate an uptick in activity as buyers and sellers take advantage of improving conditions. If you’re considering making a move, now is a great time to strategize—reach out to discuss your real estate goals!
