My Takeaway for July 2025; the current market is still fickle with some homes selling within days of hitting the market, but most sellers are getting hit with the new norm of negations typically favoring buyers.

For Sellers: Presentation and pricing strategy are more important than ever. Overpricing can result in extended market time and eventual price reductions. A strong first impression is key.
