Shout out to this fun bay area couple who relocated to the heart of San Diego - Clairemont. While their work schedules kept them in NorCal for a while, most of their home search was virtually done with my phone in hand. It took a few months before securing the right one, but eventually they flew down and verified it would work well for their criteria. Even after closing and before moving down, they trusted me to have eyes on the replacement work related to the HVAC, ducts, insulation, eaves, toilet, walls, and pool (all with credit from sellers). Lastly, I was super appreciative to be gifted 3 bottles of quality Napa Valley wine! 🍷🥂🍾

This local couple upgraded their living situation from renting in UTC to owning this Serra Mesa residence that's walkable to Snapdragon Stadium. While the main attraction is the low maintenance backyard with a fire pit and gorgeous canyon view to enjoy, additionally it's a custom remodel containing bamboo floors, quartzite counters, and dual pane windows.

Post-inspection period, the sellers kindly covered the termite tenting with light wood replacement, and even accepted a credit request that my buyer's applied towards closing costs. Since the last owners who were a family of 3 with a baby on the way (+2 pets) needed more time to pack up to go out of state, the work to be done before moving out/in within 24 days was tight. Even so, we were able to amicably close under the original timeline before their rental lease expired. Big congrats to Nate and Rebecca's new life chapter! 😎🤝🌞

From Downtown to Clairemont to East SD County, the car is my second office. Identifying properties that not only fit one's criteria and will be legitimate investments in the long term adds extensive frontend research to sift through complexes, especially if they may already be in litigation. It's increasingly important when working with VA/FHA buyers who simply aren't approved for the conventional route when more often than not HOAs don't approve them. Then reading through the CC&Rs, Seller Disclosures, and conducting full inspections are necessary for me to oversee in case anything else pops up while still in escrow. Thank you to my team at Palisade Realty for the continued accountability and legal expertise to better represent our buyers and sellers alike to make a more informed decision!

7 months later... Thrilled to finally arrive at the finish line of this home build project in this extensive new community. From overseeing the contract/loan approval to the studio design customizations to inspections/walkthroughs, we made countless visits to the construction site. I ensured there were no hiccups and even provided weekly updates as this came into fruition. Witnessing the progress firsthand from the ground up to build-out was a special experience to be a part of. I'm so grateful to this super couple for picking me to represent them and remaining patient throughout everything! See you again next month to celebrate. 🥳

When representing a client as a Buyer's Agent, the goal is to manage a smooth purchasing process while additionally maintaining close contact with the sellers until the title is successfully transferred. It's rare for both parties to feel close enough to break bread afterwards though, so how cool is it that this Listing Agent wanted to treat his seller and us to a place of our choice a couple months later? We all had a love for AYCE KBBQ, so shared a joyous meal at Gaja in Oceanside before the holidays. I won't forget this special opportunity to come together.

This was another client who had been looking for over a year after extending countless offers with other help. Next it was my turn to step up so with a ton of persistence and follow up, I got Angelica's accepted at more than $50k Under the initial asking price! She was in tears over this top floor corner unit with balcony that looks over one of the two pools in this resort style Carmel Mountain Ranch community. Plus residents can enjoy a clubhouse, spa, sauna, gym, and tennis/basketball/racquetball courts.

Big thanks to for a clean loan approval on a complicated file so that we were able to close earlier than scheduled, which helped the seller fund and move onto her next place quicker. Teamwork makes the dream work or something.

Relieved to get these lovely clients over the finish line to move them from Riverside and into their starter home with solar and ADU potential in the wide yard. They needed to move in a month from when we met prior to Andi's upcoming contract at Rady's Hospital, so it was a very tight timeline. But together we were able to identify and agree on the right place in East County within 20 min from work and enter a 17 day escrow period, timed perfectly with the seller's move-out. It closed on time and I even negotiated $8k of credit for the buyers to use towards the roof, new fence, etc. Hooray!

After submitting more than a dozen offers over a year and working with other agents, this family was close to calling off their search.. Then we met at my open house at this hidden gem in Escondido and they ended up wanting to work together. Much to their relief, I got their offer accepted despite multiple bids being countered, in addition to a substantial credit back towards repairs. 😎 Solid representation really can make your home purchase process much smoother.

Flashback Friday to finding my VA clients their first property in '21 after renting forever. After over a dozen tours over a month and a half plus multiple offers submitted, I finally got their offer accepted in a piping hot seller's market. Even better, we still keep in touch and hang out every so often for big life events, graduations, Halloween, or random taco parties. Here's to many more with the Salongas and their furry friends! Moreover, special shout out to for being a smooth listing agent so we can close within 21 days. 🙏🏽
