STEP 13: Final Walkthrough - Your Last Inspection 👀

Approximately 2-3 days before the scheduled closing of escrow, we'll conduct a final walkthrough, also known as the "Verification of Property." This is our chance to ensure that any requested repairs have been completed and that the home remains in the same condition as when we first made the offer. We want you to feel confident and satisfied with your new home.

STEP 14: Signing the Loan Documents and Funding 📜

You will meet with a notary to sign the loan documents at a convenient location, whether it's your home or the escrow office. Once signed, the documents are sent back to the lender for final review. Meanwhile, you'll wire the remaining funds to Escrow. After the lender completes their review, they will wire their funds to Escrow. Congratulations, your loan has officially FUNDED!

STEP 15: Receiving the Keys to Your New Home 🔑

Once the funding is complete, Escrow notifies the Title company, who then sends the deed to the county for recording. Please note that county offices typically operate during weekdays from 9 am to 5 pm, excluding weekends and holidays. As soon as the recording is finalized, you'll receive the long-awaited keys to your new home! Remember, there might be a slight delay of one business day if there are many recordings scheduled, so it's best to allow some flexibility when scheduling movers. Get ready to embrace the joys of homeownership!

Step 10: Inspection Contingency Removal ✅

At this stage, the inspection is complete, and any negotiations regarding repairs should be resolved. We can now proceed to remove the inspection contingency. Occasionally, appraisal results may impact the negotiation process. If we've crafted a competitive offer, the contingency removal deadline may be within 7 days or less. Remember, you're protected by appraisal and loan contingencies, providing you with the flexibility to back out of the transaction and retrieve your earnest money deposit if necessary.

Step 11: Appraisal Contingency Removal 📝

Once we receive and review the appraisal report, we can confidently remove the Appraisal Contingency. Should the appraisal not match the offered price, don't worry! We'll strategize together to determine the best course of action, as we discussed in step #9. Your satisfaction is our priority.

Step 12: Loan Contingency Removal 💼

With the lender confirming that all conditions have been met, we can proceed to remove the Loan Contingency. It's important to note that once all contingencies are removed, the opportunity to cancel the process has passed. Please remember that until all contingencies are removed, you have the freedom to back out without any financial loss. Your protection as a buyer is guaranteed by the residential purchase agreement.

STEP 7: Submitting a Request for Repairs 🛠️

Although homes are sold "as-is" in California, sellers are typically open to addressing "health and safety" repairs. However, in a seller's market, their willingness to accommodate may vary. To prepare for different scenarios, we'll plan for the worst-case situation where no credits are provided. As we progress in the transaction, I'll assess the chances of securing credits and guide you accordingly. I always recommend getting credits instead of repairs. Seller’s tend to do a sloppy/cheapest solution for fixing problems.

STEP 8: Receiving and Reviewing the Seller's Disclosure 🔍

The seller is required to complete a disclosure form that outlines any known facts about the home, such as damages, leaks, or relevant historical information. A fascinating aspect of receiving these disclosures is that it extends our inspection contingency period by 5 days after their delivery. This gives us ample time to thoroughly evaluate the information and make informed decisions.

STEP 9: Your Lender Orders the Appraisal 💰

To ensure the home's value aligns with the loan amount, your lender will arrange for an appraisal. While you'll need to reimburse the lender for this expense (typically $400 to $800, depending on the property type), they handle the process. The appraiser will analyze comparable sales in the area to determine the property's value, as it serves as collateral for your loan. There are three possible outcomes: the appraisal matches the offered value (ideal), the appraisal is lower (potential negotiation with the seller), or a shortfall between the offered price and appraised value, which may require additional funds.

STEP 4: Navigating the Offer and Escrow Process 📝

Congratulations on having your offer accepted! Now, escrow comes into play. As a neutral third party, the chosen escrow company facilitates the secure exchange of documents, funds, and important paperwork for both buyer and seller. At this stage, it's crucial to deliver your earnest money deposit (EMD) within three business days to demonstrate good faith and enhance the appeal of your offer.

STEP 5: Earnest Money Deposit (EMD) and Escrow 🤝

The EMD is your initial deposit, usually 1-3%, the higher it is the more appealing our offer is, held in escrow during the transaction. It showcases your commitment to the purchase. For security purposes, dropping off a check at the escrow office is recommended. If distance is a concern, specific instructions for a wire transfer can be provided. The EMD will later be applied to your down payment and closing costs.

STEP 6: Getting Your Home Inspection Completed 🕵️‍♀️

While not mandatory, a home inspection is highly recommended. The buyer is responsible for hiring an inspector, and I can recommend a reliable professional if needed. The inspection typically costs between $400 and $600, depending on the home's size. Don't be alarmed if the report highlights various aspects, even in well-maintained homes. We'll review the findings together and discuss any necessary next steps. Additionally, I usually suggest a termite inspection (often free) as well as a sewer scope inspection (around $250) if advised by the general inspector. Gathering more reports strengthens our negotiating position, as we can seek seller credits instead of repairs, ensuring quality workmanship.

Picture this: my clients found their dream home, but we hit a major roadblock regarding home insurance premiums in California. Buckle up for this cautionary tale.

During the home buying process, it's crucial to be aware that home insurance premiums can change dramatically over time.

Unfortunately, I failed to properly future pace my clients, and they were caught off guard by the possibility of their monthly premiums increasing in the future. We can see what’s going on with home insurances nowadays😳

With this newfound uncertainty, my clients became uncomfortable and started questioning the risks involved. After careful consideration and discussions, we made the difficult decision to cancel escrow on their dream home and started looking for homes 100k cheaper than we used to in order to to have some wiggle room for years in case premiums skyrocket like it’s happening today. It was a tough call, but protecting their financial stability was our top priority.

This experience has taught me the importance of open communication and transparency. As a Realtor, it's my responsibility to educate and empower my clients to make informed decisions. Home insurance premiums are not set in stone, and being prepared for potential changes is vital💡

Exciting News! Another incredible success story to share with you all🎉

One of my amazing clients who had a dream of becoming a homeowner, reached out and told me that his realtor said that she won’t qualify to buy a home.

When Whitney came to me, she had $6,000 saved up, and her goal seemed a bit challenging. However, with determination and strategic planning, we turned her dream into a reality. 🌟

Here's how it happened: First of all, the client was looking for one bedroom condos only. As soon as I met her, I introduced her to my Lender who is 37 years in the business. He said that with 15k credits back we could start looking at 2 bedroom units.
