Their secret might just be less conventional than you think. Here are a few creative financing tips that smart buyers are using to lower their monthly payments.👇🏽

• Shared Equity Agreements: They're collaborating with investment firms who put down part of the down payment, reducing their loan size. The investor then shares in the property's future value changes.

• Rent-to-Own Arrangements: They're becoming tenants before becoming homeowners. Part of their rent is set aside for a down payment, decreasing their eventual mortgage.

• Seller Financing: They're bypassing the bank altogether and having the seller finance the purchase. The terms are negotiable, which can result in a lower monthly payment.

• Purchasing Below Market Value: They're hunting for bargains in foreclosures or distressed properties. These homes often sell below market value, reducing their mortgage loan and monthly payments.

I want you to see what I get to witness every single day 👉🏼that real estate is one of the greatest investments you can make for a happy and secure financial future.

Let me share 3+ reasons why.

1) Real estate appreciates.

Here’s the best part: There’s this concept known as "depreciation."
Depreciation is a tax deduction that allows real estate investors to deduct a portion of the property's cost as an expense. The deduction accounts for wear and tear and deterioration over time.

So while the property value goes up, you get tax perks that allow you to deduct expenses from your taxable income, reducing your tax burden. It's a win-win!

2) Real estate offers incredible financing opportunities.💲

There's nothing else like it — the government is eager to loan you a substantial portion of the price of a home, typically 95% to 97% of the purchase price.

Confession time:👉🏼Who has been to an open house, just for fun, even if they weren't looking to buy a home?

Hosting an open house is a great way to get more potential buyers through the door. Even the "nosey neighbors" taking a tour can help to spread the word about your home.🗣️

Here's a quick checklist I like to use before hosting an open house for my clients:👇🏼

✓ Lock up or remove valuables
✓ Deep clean and declutter as much as possible
✓ Minimize personal items and family photos
✓ Less is more: Help your buyers picture this as their home
✓ Put out snacks and drinks for the guests
✓ Put out marketing material like flyers and disclosures
✓ Open the windows to bring natural light in
✓ Do a final walkthrough & see the home from a buyer's perspective

Investing in your first rental property can feel intimidating.😨But there are reliable formulas that can help you determine whether a property is worth pursuing? It's like playing financial detective long before a penny ever slips your hand!

While the stuffy, technical term is “real estate pro forma,” these calculations and formulas are simple ways investors can estimate rental income, factor in expenses, and anticipate projected long-term gains.

And while these pro forma calculations are about as detailed as you can get, there are other general “rules of thumb” newbies investors should keep in mind when perusing properties. Here are four:

1) 📍Location, location, location: Consider factors like desirability, proximity to amenities, and whether it aligns with your target market. A great location can be an investment game-changer, so choose wisely.

2)💵 Cash flow is king: Take a close look at the numbers and ensure that the rental income will cover your expenses, giving you some extra padding for unexpected repairs or vacancies.

3) The appreciation factor: If cash flow is king, let's call appreciation (the long-term value of a property) “queen.” When checking out a property, look into the historical and projected appreciation rates of the zip code and neighborhood to see what it might be worth down the road.

4) The 1% rule: Experienced investors say the monthly rent should ideally be at least 1% of the purchase price.

Remember, these are just guidelines, so do your due diligence and consult with experts in your area. The more information you gather, the more confident you'll feel in your decision-making process.
