Is land a good way to invest in real estate or is it a money-waster? If you play your cards right, land can be a fantastic investment. Here’s what to know.

-There’s only so much land to go around, so it will appreciate over time as demand increases.

-Land is great for someone looking to hold onto something for a longer period of time. There aren’t quick returns, but it’s way less work than a rental or a flip.

-Land is easy and cheap (depending on location, of course) to buy, making it a great first real estate investment.

Land is an underrated real estate investment that can get you real returns–if you’re patient.

More than ever, buyers are looking for homes with pretty, usable backyards. That means that investing some time and money into your backyard can make a huge difference in your home’s value when you go to sell.

If you’re buying your first home, you’ve probably heard about homeowners insurance and home warranties. But how are they different?

Homeowners insurance is usually required for your mortgage since it protects the lender’s investment. Insurance covers damage and loss to the structure due to things like fire, theft, wind, or natural disasters.

A home warranty isn't required by your lender, but it’s nice to have. It covers most of the cost of repair or replacement for your home appliances or systems as a result of age and normal use.

Warranties usually last for 1 year. And sometimes sellers or agents will give the homebuyer a warranty as part of the sales deal.

Homeowners insurance doesn’t cover repairs or replacements to appliances or home systems unless it’s as a result of an accident or disaster.

For the most coverage, you’ll want both a home warranty and homeowners insurance. But at the very least, you need homeowners insurance to protect your new property.

Selling your home without an agent can feel like a really good idea. You don’t have to pay an agent’s commission as part of the closing costs, so what's not to like about that?

Rent keeps going up… But then so do home prices. Kind of feels like a rock and a hard place, right?

I get it. It’s hard to see which decision is the right one for you–which move is the right one?

My recommendation? Get those finances together and understand exactly what your debt-to-income ratio is and how much you could potentially spend on a mortgage and down payment.

Then get in touch with a real estate agent. They’ll be able to give you the inside scoop on your local market for both renting and buying. Once you get all the info, you should be able to make a more informed decision.
