How much can you raise rent in California? The answer is: it depends.

Before increasing rent, landlords need to know three things:

Is the tenant month-to-month or on a fixed-term lease?
Is the property subject to AB 1482 or exempt?
Are there local rent increase rules in the city where the property is located?

And just as important, you need to serve the correct notice. Depending on the situation, that could be a 30-day, 60-day, or even 90-day notice.

California state law (AB-1482) sets the floor. But if your property is inside the City of San Diego, a local ordinance adds on top of it, and the differences are significant:
๐Ÿ“‹ Just-cause eviction protections start on DAY ONE (not after 12 months like state law)
๐Ÿ’ฐ Relocation assistance: 2 months' rent (state law requires only 1)
๐Ÿ‘ด Elderly or disabled tenants: 3 months required
โš ๏ธ Get it wrong: liable for 3x the required amount
