🏡 Don’t automatically skip the homes that have been sitting on the market.
In a market where many San Diego homes sell in just a few weeks, a listing that’s been sitting for 60, 90, or even 100+ days might catch your attention.
There’s an important question to ask:
Why hasn’t it sold?
Maybe it’s overpriced.
Maybe it needs some work.
Maybe there’s something about the location, layout, HOA, or other costs that buyers have been hesitant about.
Sometimes, a seller who has been on the market for a while may be more open to negotiating on price, repairs, credits, or other terms.
The key is knowing the difference between a problem property and a potential opportunity.
