What’s called out in this picture?? 🤔

A: The white PVC pipe is the primary condensate drain line for the AC unit, it’s terminating in (draining to) the black ABS plumbing drain vent pipe, which is not allowed.
Here’s why: Connecting the AC drain line to the sewer vent can lead to clogging, the vent pipe is designed to vent sewer gases to the exterior. What’s more, connecting the AC drain pipe to the sewer vent can lead to sewer gasses contaminating the AC system and even entering the air flow inside the home. 👎🤢

What’s hiding beneath your attic insulation? Well, polybutylene water pipes in this home! Many people have likely heard of “PB” water pipes, in short, they are a plastic resin material water distribution pipe installed in homes from approx. 1978-1995, and are known to deteriorate and often fail and leak without warning, causing water damage in the home. ⚠️

Now, in all honesty, as home inspectors we aren’t typically moving the attic insulation around, as it is outside our scope of work, however, when I know certain defects may exist in certain age homes, I’m going to look a little closer for those possible issues…this 86’ home was a prime candidate for PB and since I had found these pipes in other homes I’d inspected in the area I knew these might be in use.
This is important info for my client so they can be aware and factor in replacing the water pipes at some point in their budgeting. 👍

Why do we call out when Neutrals and Grounds (wires) are connected to the same bus bar in electrical sub panels? ⚠️🤔 It is unsafe and can lead to electrical hazards❗️This 2 for 1 sub panel also featured “ganged” neutrals (not the crips/bloods kind✌️). Ganged or shared neutrals is when multiple neutral wires (white) are connected to a single lug. This used to be commonplace, but is also no longer considered safe practice and should be corrected.
If you like reading: The reasoning behind why the neutrals and grounds should not be connected in a sub panel is because we want one path for power to return to the source. If you connect grounds and neutrals at a subpanel, the grounds can take some of the power load and deliver it back to the source (the main panel). This is a hazard considering grounds are not supposed to have power, except for when there is a surge of power. The grounds alleviate the surge by pushing the path of the power to the Earth, so nobody gets shocked ⚠️😨. So if you divide the power of neutrals up to the grounds, then it is possible breakers connected to that neutral do not trip (as intended for safety) since some of the power is not present. Seek further evaluation and repair by a licensed electrician if you see this incorrect wiring.
