Wednesday Real Estate Advice~

Real Estate markets always go through cycles and can change over time. Even though some real estate and investment professionals think they have all the answers, it is absolutely impossible to predict future markets with any accuracy. We are experiencing a completive market, in which there are many more buyers than sellers! To make their offers more attractive, some buyers may prepare their offers at a higher price than they originally planned and eliminate certain contingencies. I tell my buyers that they should be aware and think of following: If their offer is accepted, they may have “buyer’s remorse” because they paid too much and this is totally understandable; however, if the seller chooses another offer it’s ok as well. As the market ebbs and flows there is no guarantee that the buyer will find a similar property at the same price but the buyer needs to keep the end state in mind, which is finding a perfect home that they will be happy. Buyers often look to me to tell them what to offer, yet I can only coach them and help provide various options based on my experience as a real estate professional. It is the buyer themself that should determine what is a reasonable and prudent offer based on buyer’s personal circumstances and the property in question.

At the end of the day everyone will look for peace and balance in their personal lives. As a busy real estate professional, I spend my days conducting marketing, research, showing houses, negotiations and administrative work in order to provide the best experience for my clients. At the close of the business workday, I exercise, walk on the beach, enjoy cooking and spending time with people I love. This resets me, helps me focus my energies so I can meet a new day with a smile. This has been the secret to my personal success and it is what I have done and I plan to continue with it.

Wednesday Real Estate Advice~

I hope you all are well, healthy and happy today! I can’t believe it is Wednesday already…..time flies this week for me much faster then usual with lots of fun I am having showing houses 🏡 and working out 🧘‍♂️ 🚴🏻‍♂️ in my favorite Bay Club. 🤣❤️

Now let’s be serious!

Regardless of whether someone decides to sell their property through a real estate agent or not, there are costs associated with the sale of it.

1. Escrow/Title Charges.
The seller pays for their portion of the Escrow charges. They are also paying for title insurance, to help protect the buyer from any possible clouds on the title of the property they are buying.

2. Recording Charges/Transfer taxes.
Theses are the fees associated with transferring the title at the county recorder's office from seller’s name to the new owner.

3. Realtor Commissions.
In San Diego and Orange County, where work with buyers and sellers, it is customary for the seller to pay the Realtor commissions for their own agent services as well as the buyer's agent.

4. HOA Fees.
If sellers live in HOA community, they normally pay the HOA transfer fee and the HOA document preparation fee. These fees vary, based on the association. Some areas have two HOAs, therefore the fees would be due to both associations.

5. Home Warranty.
6. Natural Hazard Zone Disclosure Report.
7. Miscellaneous Fees.

For most sellers, these costs are simply deducted out of their net proceeds by Escrow company.

I recommend to all sellers to request their Realtor to provide them an estimated "net sheet" before they put their house, condo or land on the market to show how much they would net at various sales prices…. very important!

Wednesday Real Estate Advice~

I am sure everyone is aware that great photography and videography are critical in marketing.

During the preparation stage before my awesome photographers take pictures of the properties I work with, almost every seller has asked me what they should do to prepare their homes to shine and sparkle.

In general, when preparing for photos the goal is to always maximize the space to create a larger look and feel. Remember, less is more!

I suggest removing all personalized ornaments, memorabilia and with all my love and respect for pets, I recommend to temporarily put away animal food bowls, animal bedding, and toys.

Please make sure windows and mirrors are free of streaks, put all rubbish bins out of sight, remove all floor mats, small rugs, and doormats. Regarding lights, please turn on all lights and lamps and keep fans off.

In lounge/ living areas make sure the space is clear from TV remotes as well as hiding any visible electrical cords. I recommend to display some coffee table books and neatly arrange cushions and pillows.

In the kitchen/ dining area please make sure that all appliances are clean, turn on oven light for extra ambiance, keep everything off refrigerator, and set the dining table with a low height centerpiece.

In the bathroom/ en-suite please make sure that shower screen is free of streaks, double fold coordinated fresh towels, remove laundry baskets, rubbish bins, tissue boxes, products from the countertops, put away bathmats, and please keep the toilet lids down!

Then enjoy a cup of tea ☕️ and in a short amount of time you will see stunning photos of your property that will look sooooo good that you will probably reconsider selling it! 🤣

With Summer just around the corner, families with children are actively planning their moves now, before the new school year begins.
It’s important to know that children living in the particular property may not, for numerous reasons, be permitted to attend the school nearest the property. Believe it or not....many factors including, but not limited to, open enrollment policies, busing, overcrowding and class size reductions may affect which public school serves the property. Also, please keep in mind that school district boundaries may change. I recommend to all buyers to verify whether the property of their interest at the close of escrow will be in the school district they desire and whether residing in the property entitles a person to attend any specific school in which the buyers are interested. I recommend to buyers to contact the local schools or school district for additional information during the inspection contingency period.

I’m not sure if you knew that I absolutely love representing buyers and sellers for the purchase or sale of vacant land. I also adore to see the progress of the new buildings being built afterwards. I think there is something very magical about the construction process of a building, even though it involves a lot of research, planning, knowledge, time, and resources.

When purchasing the land, please consider researching the easements, utility sources, property setbacks, and zoning regulations along with making sure you know exactly where the properly boundaries are, during your contingency period in escrow.

Wednesday Real Estate Advice~

As a Real Estate Broker I work with buyers who have dogs or other pets and I definitely take their fury friends needs into consideration when selecting properties to show🏡. Yes, absolutely, it is very true! Our dogs 🐶 🐶are our family! For many buyers living close by a dog grooming station or in the area with pet-friendly restaurants is a big plus! And if we have older pets we often have concerns about stairs. Some neighborhoods are more pet-friendly than others, some communities with HOA allow only one pet and there are even restrictions on the size of our furry roommates. Please tell your Realtor 👩🏼‍💻 upfront about pets or animals you have, so she or he will find a dream home for you with a respect of your pets needs! 🐩🐕🐱🐢🐾💕
