The San Diego City Council voted 8-1 Tuesday to place a measure on the June 2 ballot that would tax empty homes in an attempt to increase the housing supply.

If approved by voters, the city would impose an $8,000 tax on vacant second homes in 2027 and a $10,000 tax from 2028 on. An additional surcharge of $4,000 for 2027 and $5,000 for 2028 on would be imposed on corporate-owned vacant homes.

I am disappointed to hear there will not be a rate cut in March. So much talk about building affordable housing, which I agree we need. But the root of why homes are unaffordable for 85% of Californians is the current mortgage rate, rising property tax and sky rocketing home insurance premiums. When all that is factored into the monthly payment, buyers are priced out of the market. The current median price in San Diego is $931,600, which boils down to $6,230 per month at current interest rate (roughly $960 per month in property tax & estimate $575 per month for home insurance) min qualifying income is $249,000.

Elevated interest rates and home inventory shortage keep California housing affordability at 16-year low.
