Happy Tuesday everybody! Just wanted to say thank you for following and your interest in these tiny houses. With time as I am gathering more and more people interested I'm coming across many individuals looking to find a way out of the rat race by purchasing one of these tiny houses and bringing down their overall overhead costs. Literally just came across an article with a Home, as an a self standing single-family dwelling type of home in a not so attractive part of town here in San Diego and somehow it is still coming through as 550K for a little less than 350 ft.². Now let's take the 550,000 as an example and look at what you can actually get for that amount of money versus dumping it all into a small 350 ft.² self standing home. I help you find a dirt lot maybe even two for about $50,000, then we turn around and purchase three tiny homes for $80,000 each that comes out to $240,000 do you have that 50 you're just shy of 300k. Now what's the main difference between the self standing home for $550,000 versus what we just add it up right now for just under $300,000? The difference is that those three units are going to pull in roughly around $2500 each which comes out to $7500 between all three of them. How much will you getting rents for that home? For the area that it's in and for the size that it is you're going to struggle to get 2500 it may be a father stars align just shy of $3000 a month. Do the math. Not to mention that you just saved another $200,000, and you'll cash flow coming from the three units after you pay all the bills. It's really not as hard as you might think or even feel. It's a matter of taking a look at it from several different angles which will bring you to a realization that this is the way to go. I can help you find the dirt lot as I have access to county and title information or data that I can find the dirt lot whether it's in distress or not, then handle all of the logistics from beginning to end. Greetings everybody! I've got a great opportunity for someone who either has a tiny house already or wants to buy one and doesn't know where to place it.. we located a spot in the country. I have an owner in the far east end of Alpine, which is in the upper hills right off the 8 freeway and the 79/Japatul Valley Rd. There are horses on the property. Only 3 to 5% of the population can afford this median price. How about a tiny house with a price range of 70 to 120k that comes with a 20 year loan, making your monthly payments still under $1000 a month. You’re simply not going to beat it. Yes I can find you a dirt lot and wouldn’t you know it the county tax options begin in the next few days. We’re talking about people that bought a dirt lot for example 250 K but their outstanding tax bill of 20 30,000 that wasn’t paid has now been repo and by the county. now if you add up the cost for the land and for the tiny home in a bit of small construction in order to tap into the utilities, you’re barely reaching 170 K. Once utilities are placed in the property now being able to get more tiny homes on the property and rent them just under the going rate of $2500 each will put you in a position where you have cash flow and your getting ahead. Most of these people simply walk in the front door and think this is what they have to come up with in order to get your hands on a home.
