The April 2026 San Diego housing market numbers are in, and I review them in my latest blog with accompanying video.

Buyer demand is picking back up, detached inventory tightened significantly, and prices are still climbing in many parts of the County despite affordability challenges.

A few key takeaways from this month’s market update:

• Detached pending sales increased 6.7%
• Attached pending sales jumped 13.8%
• Detached inventory dropped more than 22% year-over-year
• The median detached home price reached $1.1M

At the same time, homes that are overpriced are sitting longer, while well-prepared and strategically positioned homes are still attracting strong activity and competitive offers.

One thing I’m particularly proud of: my listings are averaging just 17 days on market so far in 2026, compared to the broader San Diego market average of 35 days. That's another way of saying that my seller's homes are selling in roughly half the time of the average house in San Diego! And for 2026, my sold price to list price ratio is 100%, which is out-performing the average for San Diego, which is just under 99%.
