You know that thing puppies do when they get the zoomies?

They run around the house like complete maniacs…

Full speed.
No destination.
No plan.

Just pure, uncontrollable excitement.

Well… as it turns out, I’m not that different when I sign a new listing agreement:

One minute I’m acting like a professional real estate broker with over 20 years of experience.

The next minute I’m pacing around my office, looking at photos of the property, and thinking about marketing ideas.

Basically the human version of running laps around the living room.

The only difference between me and my puppy is that when he gets the zoomies, people think it’s adorable.

When I do it, my agents ask me if I’ve had too much coffee.

The answer is: no, it’s not too much coffee. It’s a new listing with the same energy I brought to my very first one.

Now excuse me while I continue my listing “zoomies”. 😉

There is a reason why I prefer working with my preferred lenders:

They answer their phones.
They’ve closed countless escrows with me.
They proactively update everyone.
They know they stand to loose me as a source of business if they mess up.
And I trust them implicitly.

The lender my client chooses? Not so much… as I know nothing about them!

I don’t know their work ethics.
I don’t know if they understand contractual timelines.
I don’t know if they closely examined my clients financial situation and properly educated them on the best loan program for them.
And most importantly, I have zero confidence that there won’t be any last-minute surprises.

And so, against every fiber of my being, I usually say:

“Of course! It is totally your choice.”

Fast forward to us being under contract:

Inspections? Done.
Contingencies? Removed.
Final walkthrough? Scheduled.
Close of escrow: in 2 days.

That’s when I get the call from the Escrow officer:

“Houston….we have a problem….”

“There’s an issue with the appraisal.”

OR

“Underwriting suddenly needs a tax returns from 1997, and a notarized statement from a previous employer.”

And suddenly, the buyers who were so happy to have saved $138 in lender fees are now sweating bullets and are scrambling to re-arrange their entire lives (and a moving crew!) to accommodate a late close of escrow.

Meanwhile I’m in the corner pretending this issue never came up, and that I didn’t warm my clients about exactly that risk.

Because as Realtors, we don’t say:

“I told you so.”

And we certainly don’t point fingers.

We just pick up the pieces and do everything in our power to solve the issue.

Am I alone on this one? 🤷🏻‍♂️

Sometimes, I wonder how the IG algorithm works:

I spend two hours working on a reel:

Perfect hook.
Transitions? Cinematic.
Captions? Rewritten seventeen times.
Audio? Trending… but not too trending.
Thumbnail? Strategic.
Lighting? Elite.

I’m sitting there thinking:

“Instagram is gonna LOVE this.’

I post it…

And then immediately start refreshing like I’m waiting for biopsy results.

A few hours later….27 views! 😳

And somehow 11 of them are from me.

Then Instagram hits me with:

“This Reel is performing worse than your typical content.”

OH, THANK YOU KINDLY, SHERLOCK!

Meanwhile…

The reel I filmed in six seconds while pretending to type and email hits 8000 views in 30 minutes!

No editing.
Bad lighting.
Nothing special happening.
No hook.

And then I start wondering…

Does the algorithm reward effort?

Or does Instagram just wake up every morning and go:

“Hmm… today? Let’s go with chaos.”

At this point I genuinely believe Instagram looks at me spending two hours editing and says:

“Aww… he tried. Cute. Suppress it.”

But the second I accidentally post something half asleep, looking confused, saying one random sentence…

Instagram’s response is:

“YES. THIS. IS. GREAT.”

You know what my biggest fear in real estate is?

It’s not lawsuits, interest rates, or an appraisal coming in low.

Not even a buyer saying, “We’re going to sleep on it.”

No. My biggest fear?

Letting the owner’s prized and beloved cat out! 🫣

You show up for a showing and the occupant casually says:

“Oh… just make sure Mr. Whiskers doesn’t go outside.”

Cool.

Now I’m not a realtor anymore, and the showing turned into a “Cat Containment Unit.

Suddenly I’m opening doors like I’m trying to sneak up on someone.

God forbid if the cat were to get out!!! 😳😳😳

Forget selling the house.

That showing is pretty much over.

Now it’s me crawling through bushes in loafers yelling:

“Pssst pssst pssst, kitty, kitty… where are you? Will you please come back!!I

Honestly?

I’d rather negotiate a 17-offer bidding war than be responsible for somebody’s emotional support tabby escaping out the side door.
