2022 was a bit of a roller coaster, especially when it came to the real estate market. For the first 2 months of 2022, I don’t think I took a single day off. From January through May, the market was moving extremely fast, but once the interest rates shot up things came to a screeching halt. It was the most drastic pivot we had experienced in our 12 years in the business. I appreciate all of my friends and clients that have trusted us to guide them through a rapidly changing market.

I’m looking forward to what 2023 brings, as we now seem to be moving into a more balanced market.

Sometimes we pretend we work... and sometimes we actually do. I’m crazy proud of my team so far in 2021!

Last year we sold 41 homes. This year, we are only 1 month in and already have 21 homes sold/under contract! It doesn’t appear we are slowing down either! is on fire, with 6 in the books for the year already. just opened another escrow. is somehow managing all of our files and listings!

This market is insane. It is incredibly important to work with a team that understands the ins and outs of the market we’re in.

did an incredible job on this Compass Concierge project. The clients trusted us to remodel their home to maximize the value and increase the amount they net. Karl did just that!

Initially we put the value at about $730,000 in it’s original condition. We recommended they spend about $30,000 to sell closer to $800k and make an extra ~$40,000 after remodel costs. We ended up going under contract for much higher and once we close they will have made an extra $100,000+ after the cost of the remodel!

I’m a nerd. I find graphs and charts super entertaining. Ill break this down in a 3 minute read though. “Hot Market” doesn’t begin to describe San Diego County’s housing market.
First off, let’s start with the fact that in July, the AVERAGE sales price of a detached house in San Diego County was $947,893. Yes, county wide with over 2,000 detached homes sold. That is INSANE.
Next, 4,107 properties went under contract in July alone in San Diego County. If you look at the chart, you can see a significant spike.
Compare that to only 4,369 homes available in July and you can see we have an extreme shortage of inventory. Inventory (homes available for purchase/homes sold in the last month) is below a 2 month supply. 6 months is considered a balanced market, meaning it doesn’t favor buyers or sellers.
Lastly, there’s overall volume. In July, approximately $2.74 BILLION in real estate sold in San Diego County. Compare that to the last year, and you can see a significant spike. The real shocker is when you compare the numbers all the way back to January 2004. That is the most volume in a single month going back over 16 years. I was actually stunned by this.
So yes, the market is “hot”. It is really important to work with a team with the experience and knowledge to help you navigate this crazy market. Give us a call today!

Rosie - We were super lucky having to you on the team for almost 3 years. You were such a huge part of our growth and I can’t thank you enough. Your ability to just get me and my strange ways of describing what I want for specific projects was seriously amazing. I could be picky, precise, and hardheaded at times. From your first days parallel parking lesson, to our team outings, we will miss having you around.

I was delayed in posting this because I didn’t want to be too emotional on your bittersweet departure. I feel like we are losing our little sister, but I’m so happy for you and your next adventure. We will definitely need to celebrate your graduation and new job once we can. Don’t be a stranger!
