Over the last year, despite housing affordability issues such as higher interest rates, steep home insurance premium hikes, and property tax increases, national home price appreciation remained relatively strong in 2024 at roughly 3.4%, according to CORE LOGIC.

But what’s going to happen next year? Will it be a good time to cash out for homeowners who have owned for the last 3-8 years and gained a lot of appreciation?

According to a recent article they are estimating the 2025 housing market appreciation to be roughly 2.4% over the next 12 months.

Here’s what that might mean for you?

If there is a lower level of appreciation homeowners have an opportunity to cash in and take advantage of their forever home as long as it continues to be a buyer market.

Interest rates will have a lot to do with affordability, but if they do come down as predicted, it might be the time to cash out.

On the other hand, those buying are also set up for a better opportunity to purchase, as I believe it will remain a buyers' market. However, you need to be smart and wait for the right opportunity.

In either case patience and the right deal will be key to making your move.

Given the recent jump in housing market inventory, CoreLogic now has lower expectations for national home price growth in 2025.
