The three rental types below are in order from most to least profitable 💰 , but also from most to least involvement from the owner/investor (typically). Read more ⤵️ to see what fits your current situation best.

1. Short term rentals - Depending on location and type of home, this is the way to make the most money. There’s usually premiums for shorter stays. However, these types of rentals require owners to be hands-on or have systems in place to operate efficiently and effectively. There are also regulations that may prohibit short rentals in your area.
2. Mid Term Rentals - These rentals are usually month-long, up to 6 month rentals. They’re popular amongst corporate rentals, traveling nurses or families that are trying to get a feel for a neighborhood before buying. These rentals don’t generate as much as income as short term rentals, but still tend to generate more than long term rentals, especially if they’re nicely furnished.
3. Long term rentals - These are the most common type of rentals. With these, the investor/owner is not as hands on. With a good tenant in place, it’s the most reliable way to collect passive income.

1️⃣ Zillow is one of the most popular real estate websites, offering estimates for over 100 million homes. It provides a "Zestimate" which is an automated valuation model (AVM) that estimates a home's value based on various factors such as recent sales data, property characteristics, and market trends.

2️⃣ Redfin is a real estate brokerage website that provides estimated home values using their proprietary algorithm. They offer detailed information on recently sold homes, comparable listings, and market trends.

3️⃣ Realtor.com offers estimated home values, historical data, and comprehensive listings from multiple listing services (MLS).

4️⃣ Trulia is a user-friendly real estate website that offers estimated home values, neighborhood information, and market trends. It provides insights into recent sales and rental prices, along with school ratings and crime statistics.

5️⃣ Full Circle Group offers the most accurate home valuation. Getting your estimated home value from any of the websites mentioned above is a great starting point. However, the biggest difference between getting the value from these websites rather than from professionals like ourselves is that we can take into account different aspects that a software may not. Nuances such as upgraded flooring and landscape can make a difference in what buyers may be willing to pay for a home. Also, sometimes aforementioned websites don’t account for location within a community or a home having a fully paid off solar system.
