𝙀𝙖𝙨𝙩 𝙑𝙞𝙡𝙡𝙖𝙜𝙚 𝙂𝙧𝙚𝙚𝙣 Project Update

Envisioned in the mid-2000s, East Village Green is downtown’s most-anticipated public amenity

Per the updated timeline, the project should be completed in February 2025.

The park will eventually encompass the 4 acres that take up one entire downtown block (or the west block) and the adjacent double block (or the east block) between 13th, F, 15th and G streets.

Amenities include an 8,500-square-foot children’s play area with a splash pad, an 11,200-square-foot event lawn alongside a performance pavilion designed for outdoor concerts, a paid parking garage with 182 spaces, two dog parks, outdoor games, a 14,200-square-foot, two-story recreation center with a gymnasium for basketball and pickleball, a demonstration kitchen and community room, city staff offices and public restrooms.

However, two previously planned cafe buildings — one west of the event lawn and another by the dog parks — have been stripped from the project to cut costs. More than half of the facilities’ cost — or $34.9 million — is eaten up by the 182-space, two-level underground parking garage that is meant for park goers, staff and monthly pass holders. At roughly $191,480 per space, the garage is substantially more expensive than other underground parking structures, which average $60,000 to $65,000 per space.

The point I convey here is that CAP is just one of the 4 primary portions of your RE return. Knowing the CAP in your subject property's neighborhood is great, but it's not the end all be all. It's important to be versed in this to make a quick analysis before diving deeper to conduct further due diligence.

Another conventional precept is the notion of setting realistic goals. Of course this is advised so you don’t feel badly and discouraged when you don’t accomplish your goals. Guess what! If you are not risking anything you don’t have sufficient incentive to do "what ever it takes" to get the job completed. If the goal and the actions to achieve them aren’t taking you out of your comfort zone – they aren’t making you really stretch!

Conventional Wisdom is Almost Always Wrong

Goals should be written and reviewed OFTEN.

Most people go through life, due to lack of self esteem, filled with self doubt, with their emergency brake on
