🚨 Let’s talk about the California Dream For All Program because there’s a LOT of hype online about “down payment assistance,” but not enough real education about how it actually works.
As a Realtor here in California, my role is to make sure buyers understand the FULL picture, not just the highlights.
Here’s the REAL breakdown 👇
🏡 WHAT THE PROGRAM IS
The Dream For All Shared Appreciation Loan can help qualified buyers with up to 20% of the purchase price (up to $150,000) toward down payment or closing costs.
✅ No monthly payments on the assistance portion.
But here’s what many posts DON’T explain…
⚠️ THIS IS NOT FREE MONEY
This is a shared appreciation loan. When you sell, refinance, or transfer the home, you repay:
• The original assistance amount
• PLUS a percentage of the home’s appreciation (typically around 15%–20%, depending on income tier)
That means the state shares in your future equity growth.
💰 WHEN DO YOU PAY IT BACK?
Repayment is triggered when you:
• Sell the property
• Refinance your first mortgage
• Transfer ownership
• Pay off the primary loan
👥 WHO CAN QUALIFY?
• First-time homebuyers (no ownership in the last 3 years)
• At least one first-generation homebuyer in the household
• Must meet county income limits
• Primary residence only (not for investments)
• Homebuyer education required
• Must work with an approved lender
🎟️ THE LOTTERY PROCESS
This program is NOT first-come-first-served anymore. Buyers must register and are selected through a randomized voucher drawing — meaning not everyone who applies will receive funds.
📌 ABOUT THE “5-YEAR RULE” YOU KEEP HEARING
There isn’t a strict five-year holding requirement written into the loan terms. However, because the program shares in your appreciation, it’s generally better suited for buyers planning to hold the home longer term rather than move quickly.

Programs like this can be powerful tools for the right buyer, but you’re trading upfront assistance for shared future equity. It’s a strategy, not a shortcut.
