Are prices coming down? Here’s what the data says…

Single Family Detached homes in San Diego County are up $11,000 from last month, and up 13.7% from June 2021, coming in at: $995,000

Inventory for SFHs is *still* down from last month and last year which is why we remain in a seller's market. HOWEVER, buyers do not have it in their budgets to be paying over appraised value since interest rates are up.

πŸ“‰ Sellers were getting 104% of asking last month, now it's 101.3% of their asking price. πŸ“‰

Days on market is 8 days, up from 7 days.

Good news for buyers, this is "stabilizing" our πŸ”₯ market and making it more realistic to put an offer together.
