Just realized I never shared this fun escrow for my amazing clients (and friends) Eric + Olivia! Swipe right to see just how fun/cool they are 😬👏.

This escrow was quite literally a breeze, and that was hugely because my buyers did a fantastic job trusting me throughout the homebuying process, asked all the right questions, did their due diligence, and ended up with a fabulous house. After only 7 days on the market, we beat out several other offers and opened escrow! **Fun fact, Eric never physically saw the home (only virtuallly) until the day we closed due to traveling for work. He had his wishlist (with his wife being happy as his number one requirement), and trusted that she would make it happen, and she did not disappoint. While I don’t always recommend this for my buyers, it worked out perfectly for this couple/team!

This escrow is special to me because the day we closed was actually the day I gave birth to my second daughter, and I was literally in the hospital (in between contractions) coordinating the keys 🔑😅😂. The Nurses all thought I was crazy but it was that important for me to literally be there for my amazing clients and get them past the finish line when purchasing their new beautiful home. Please help me congratulate these amazing people on their fabulous that has already gained equity in their real estate purchase! I’ve been on the hunt for the perfect investment property for one of my amazing clients who was looking for a home to utilize as a vacation rental property 🏡 for some time now. After previewing several homes with my client in mind, I finally found this stunning beach house located in Mission Beach just steps from the ocean (like 36 to be exact 😂), directly across the street from Mission Bay & all that San Diego coastal living has to offer! We jumped on this STR opportunity quickly and after writing a solid clean offer for the home, it was accepted and we opened escrow.

Our escrow was smooth as we completed our due diligence on the property and during the transaction, not only was I able to negotiate for the home to be sold fully furnished (and decorated 💯), I also negotiated for my buyer to receive a $16,000 seller credit towards their closing costs 🤩!! This made for one happy client.

Depending on how far along the phase of a new construction build is, it simply requires a little patience while we wait for your brand new home to be built, but the reward in the end is 100% worth it 🙌.

Before my buyer even received their keys, they had already gotten equity out of this shiny new home (these same exact floor plans are now selling in the high 400K’s)!! It was a tough decision, but after helping my clients narrow down the offers to their top four picks by utilizing my ‘multiple offer comparison’ spreadsheet, we were able to carefully compare ALL terms in the offers together & choose the perfect new homeowner!! 🙌

FUN FACT: We didn’t even choose the “highest” offer. It’s not just about the highest price, it’s also important to review all of the terms in the offer and choose one that’s best suited for you and your families needs.

I sold this home in less than a week (6 DAYS) for $66K OVER ASKING!! We were even able to negotiate a 2-month seller rent back for free (say what??) while my clients brand new home is being built. Talk about a win-win 💯!!
