Trying to break into the market without breaking the bank? You may want to look at fixer-uppers.

The median listing price for the typical single-family home is $436,000.

But for fixer-uppers? It’s only around $200,000.

And if you’re doing the math, that’s about 54% difference.

Now, a house that needs elbow grease isn’t going to be right for everyone. Repairs and updates cost time and money.

Because that’s about all you’ll save per month if mortgage rates drop from where they’ve been lately to 5.99%. Of course, that’ll give or take a bit based on your price point and the rate your lender quotes you.

Rates have already come down enough to save buyers almost $400 a month compared to what they would have spent on a typical home earlier this spring. So, waiting for that last tiny dip could mean missing your shot.

Because when rates do fall below 6%, mindsets will shift, and more buyers will get back in the market.

That’ll create more competition for you. And it may drive prices high enough to cancel out the savings you’re waiting for.

A government shutdown can cause some short-term delays, but it doesn’t stop the housing market.

During the last 35-day shutdown, home sales dipped briefly, then bounced right back once the government reopened.

It’s a good reminder that real estate keeps moving, even when things feel uncertain. The market has a way of finding its footing again.

news.lajolla.ca Traveling out of La Jolla this weekend? Drivers beware: All southbound Interstate 5 from State Route 52 to Mission Bay Drive will be closed from 9 pm Friday, Nov 7
through 5 am Monday, Nov 10.
The Caltrans I-5 Asset Management Project team will be conducting roadwork and concrete slab replacement, necessitating the closure.
Vehicles driving eastbound on La Jolla Parkway will not be able to connect to southbound I-5 and will detour to eastbound SR-52.
I-5 entrances and exits at Gilman Drive and eastbound La Jolla Village Drive will be closed; vehicles driving south of Gilman Drive will be detoured to eastbound SR-52.
Vehicles driving westbound on SR-52 will detour to La Jolla Parkway or northbound I-5.
Southbound I-5 drivers are advised to take southbound Interstate 805 at Sorrento Valley, connect to southbound State Route 163, connect to westbound Interstate 8 then connect to I-5.
Vehicles traveling past southbound I-805 will be able to exit and enter I-5 at Genesee Avenue, westbound La Jolla Village Drive and Nobel Drive.

Portable, changeable message signs will be placed along the routes advising of the closure and suggesting alternate routes.
All southbound Metropolitan Transit Service bus routes from La Jolla and University Town Center will be running as usual. Blue Line Trolley service will remain available as an alternative to travel from Sorrento Valley to all points south.

This is the second such closure in two months and the fourth in a series of several related closures for the I-5 Asset Management Project, which Caltrans is implementing to maintain road quality from Chula Vista through National City and San Diego.
