I’m looking to borrow $755,000 @ 6% interest only for 1-3 years, which equates to a monthly payment of $3,775. If anyone has “tired” money laying around in an IRA, 401(k), or bank account and wants to put it to work, let me know!

To be clear, I’m looking for a private lending partner, not a full doc loan (sorry lenders…plus, I already have my peeps for that ;))

In return you’ll get a FIRST POSITION Trust Deed on a Triplex here in San Diego. This is a rental property of mine whereas all units have been renovated, sub-metered for gas & electric, professionally managed, fully leased up & generating $8k per month.

Conservatively, this is a DSCR (Debt Service Coverage Ratio) of 1.44 and a loan to value of around 65%. So across the board, really solid.
