In Northern California Sellers are responsible for having inspections done prior to listing the property. It's not the norm in So Cal but I like the way they do it up north. It pays to know whether there are any problems before selling, It helpful to know the condition in order to set informed and optimal pricing.

Homeownership certainly changed my life. I love my little house as much now as I did the first day I fell in love with it. As a Realtor, I see houses every day and I've never found one that suits me as much as mine. It has given financial stability to my life and a legacy I will be able to leave to my son, I admit sometimes I find a perfect room in another house or a kitchen featured in a magazine or a stunning main suite with an ocean view--when I do, I mentally add it to my imaginary second floor (I live in a single story house) and I'm happier pretending it's there in my mind rather than actually paying for it. LOL
