DMJ Capital, has sold a 5 building, 12 unit multi-family project for $7.95 million dollars. The project is located at 3929-3933 Gresham Street and 3958-3966 Riviera Drive in the Crown Point neighborhood of Pacific Beach, just one block from Mission Bay with direct beach access within close proximity of the asset. The project is comprised of houses, townhomes and one and two-bedroom apartments.

DMJ Capital purchased the project in October 2018 and over the past year completed significant renovations to the interior and exterior of the project to enhance the overall quality of the property reflective of the Pacific Beach community vibe. Renovations include luxury wood plank floors, stainless steel appliances, quartz countertops, new cabinetry, painted exterior and drought tolerant landscaping. The units offer open floor plans with fireplaces, some water views, private garages and patios with significant onsite parking. The project was 100% occupied at the time of the sale.

DMJ Capital has successfully completed a $4 million purchase of The Tiffany; a 7 unit, value-add multi family project located at 2308 Albatross Street in the neighborhood of Bankers Hill, just minutes away from Downtown, Little Italy, Balboa Park and the San Diego International Airport.

The project was built in 1979 by the seller and is currently comprised of all 2-bedroom/2-bath apartments. The units offer open floor plans with private balconies providing unobstructed panoramic views of Downtown, the San Diego Bay, Pacific Ocean, Point Loma, and Sea World. It also boasts significant onsite parking. DMJ plans to convert the project from 7 units to 9 units and complete a comprehensive modernization of the exterior and interior of the units to enhance the overall quality of the property.

Bankers Hill has a very strong rental market and considered one of the most popular communities in San Diego. It offers spectacular views, gourmet dining, shopping, and entertainment options. Because of its central location and trendy uptown vibe, it is a highly desirable location for young professionals.

DMJ Capital Partners was represented by Cody Evans of South Coast Commercial in the transaction and the Seller was represented by Adrian Gonzalez of South Coast Commercial. South Coast Commercial will also be handling the property management of the asset for DMJ Capital Partners.

We are excited to announce that DMJ Partners has successfully completed a $5.5 million purchase of Riviera Marina; a 5 building, 12 unit, value-add multi-family project located in the Crown Point neighborhood of Pacific Beach, San Diego. It was weeks of hard work and negotiations but in the end we were able to close the transaction and venture into Landlord status.

We plan on renovating the mixed unit project with new and modern/beachy finishes to both the interior and exterior, and will rent the apartments upon completion of each unit.

This is the first investment property bought under our new company and we’re looking forward to many more in the future. A huge thank you to all who have contributed in this successful transaction!
