August’s market numbers are in! 📊

New listings and pending sales remained relatively steady, while the median sales price climbed another $25,000 to $1,150,000.

Homes are taking slightly longer to sell, averaging 33 days on the market. Months of inventory increased to 2.5, while total active inventory rose 1.77% to 5,981 homes.

Overall, August shows a fairly stable market with growing inventory and continued strength in home prices.

Not every probate property can be sold the same way.

When an estate has Limited Authority, accepting an offer may only be one step in the process. The sale can require court confirmation, additional time and the opportunity for other buyers to overbid at the hearing.

Understanding the process upfront helps both buyers and sellers know what to expect—and avoid surprises along the way.

July's market numbers are in! 📊
