I've spent more than 40 years watching the real estate market evolve in San Diego North County Inland, and one thing has become clear: the idea of 'price stability' is more myth than reality. When prices rise for some goods—like tuition or hotel rooms—it often means prices have dropped elsewhere, as people shift their spending across a wide range of goods and services. Take technology, for example. We’ve all benefited from cheaper, more powerful devices, yet that hasn’t translated into lower costs for everything—just look at how much sports tickets and certain luxuries have climbed. The truth is, even with the central bank’s efforts, true price stability remains out of reach, because there are simply too many moving parts—countless transactions and global supply chains all shaping the numbers we see. If the dollar were steadier, we might see investment shift away from inflation hedges, potentially compressing many prices while driving up values for truly scarce goods. At the end of the day, lasting price stability doesn’t really exist. As I’ve seen time and again in real estate, changing prices often reflect economic progress rather than decline, and understanding these shifts is key to making smart decisions in our local market.

Even with steady jobs, good salaries, and years of saving, many local families still find themselves struggling to get a foothold. The Bay Area’s numbers are even more daunting, with a typical home approaching $1.4 million. It’s clear that homeownership is starting to feel out of reach for many hardworking families, turning what was once a given into more of a luxury. While saving more, lowering debt, or looking to outlying communities can help some buyers, there’s no simple budgeting solution for everyone. At the end of the day, affordability in California comes down to who the system is still working for, with ordinary families facing real barriers.
