The 411 ☎️ on termites
These little critters are rampant in our southern California 🌴 ☀️ climate. Given time, they can do some serious damage by eating away at your home.
It’s important to watch for evidence of termites and call in an 🔎 inspector as soon as you see areas of concern.
Some signs that you may have termites...
🔶 sawdust-like piles near wood surfaces (also looks like sand)
🔶 mud-like tubes on outside walls, beams, or in crawl spaces.
🔶 damaged wood that sounds hollow
🔶 swarming winged insects inside, especially in the spring or fall.
If you aren’t a California ✌🏼 native, you may wonder what you did to deserve them. Unfortunately, no one is exempt unless your home's made of redwood.
When helping my clients sell or buy a home, we schedule a 🕵️♂️ termite inspection. A licensed inspector examines 👀 the home's exterior, interior spaces, attic and crawl space.
The termite report will note areas of damage 🚧 and evidence of active infestations. It also includes recommendations and a bid. In some cases, you may want a second opinion.
There are two different types of recommendations on a termite report.
Section 1️⃣ - actual damage, for example, a roof eave needs repairing or replaced.
Section 2️⃣ - preventative. For example, moving dead leaves away from the house or out of the crawl space.
Treatments can range from repairing 🛠 or replacing boards. Spot treating areas of infestation or tenting the home. Depending on the type of termites, they may drill into the slab to inject treatment.
There is some preparation involved to tent a home if you are living in it. The fumigation company will meet with you to go over what to do. They’ll provide you special bags to wrap your 🍅 🥑 🧀 🥐 food.
I’m sure you’ve seen the circus-like tents ⛺️ around the neighborhood during fumigation.
You’ll need to do a staycation 🏖 somewhere while the tent is on.
Consider hiring overnight security 👮🏼♂️ as there have been break-ins of homes during tenting. Bummer right!
Long term maintenance plans 📅 are available from larger companies. They will contract to keep your home free of termites. They'll come out to treat as needed and you pay a monthly or annual fee for this service.
