“Don’t Get Added to the title of the House”

Stop.

If your parents ever say,
“We’ll just add you to the title of the house now,”

pause — because that move can quietly create a huge tax problem.

Here’s the part most families never hear…

Your parents bought the house for $200,000.
Today, it’s worth $900,000.

If they gift it to you while alive,
you inherit their old tax basis.

Now fast-forward.

You don’t sell right away.
You live in it.
Or rent it.
Or wait.

Ten years later, that home sells for $1.2 million.

The IRS doesn’t care what it was worth when you received it.

They tax you on the gain from $200,000 to $1.2 million.

That’s a $1,000,000 taxable gain.

Federal taxes.
California taxes.
Possibly hundreds of thousands gone.

Now here’s the alternative — and it’s simple:

If the home passes after death,
the tax basis resets to market value at that time.

So instead of being taxed on decades of growth,
you’re only taxed on what happens after you inherit.

Same house.
Same family.
Completely different outcome.
