Twenty-six new listings came to La Jolla this week. The usual number is eleven.

More inventory means more competition, and the market is already showing what happens to sellers who misread it: 177 homes across coastal San Diego have sat unsold for more than 90 days.

The homes that move are priced right on day one. The ones that linger were priced for the seller's hope, not the market's read.

The job isn’t to sell you on every house.

Sometimes the best advice I can give a client is: don’t buy it.

Maybe the numbers don’t make sense. Maybe the property has issues that aren’t worth taking on. Maybe the timing simply isn’t right.

Good representation requires more than opening doors and writing offers. It requires judgment, communication and enough honesty to tell a client something they may not want to hear.

You should never have to wonder whether your agent is protecting the transaction—or protecting you.

Good representation should feel like advice, not pressure.

Real estate wasn’t the plan.

I came from a public and media relations background and was actually deciding between hospitality and getting my real estate license.

I chose real estate, joined a team, and closed 17 deals my first year.

That was pretty much it. I knew I’d found my thing.

Eight years later, I still love the same parts of this business: the people, the strategy, the negotiation and figuring things out when a transaction gets complicated.

Funny how one decision can completely change the direction of your life.
