I'm noticing that a lot of buyers are hesitant to make an offer on a property that has an asking price that's right in line with or over market value. They're so used to bidding over asking that they expect that the higher asking price means it'll end up even higher. Often, those properties will sit on the market longer than usual or have price reductions until buyers are comfortable bidding over the asking price.

I'm so happy for my buyers who were willing to make an offer below asking on this one! Not only was their offer accepted, but the appraisal came in above the contract price. Quite the rarity when everything else on the market has multiple offers.

Market update for San Diego County real estate as of the end of March. Yes, prices are continuing to climb and inventory is at a new low (again). For perspective, inventory would have to climb by 250% to get back to pre-pandemic (2019) levels, and that was already historically low.

Rising interest rates are likely to slow the pace of appreciation but unless inventory comes back I don't see prices taking a turn downward in the immediate future.
