Here’s what I tell every buyer — especially my first‑time buyers and military families PCSing in — before we start 👇

🔍 WHAT MOST PEOPLE DON’T KNOW (SAN DIEGO EDITION):

01 – The homes on Zillow are not always available
San Diego inventory is still tight, and the good homes move quickly. By the time you see it online and send it to me, it may already have offers. This is why having an agent who watches the MLS in real time matters.

02 – Your “must‑have” list will change after 3 showings
