It’s difficult to not confuse the economic recession with a housing crisis in today’s world because it’s often compared to the crash in 07-08.
Loan requirements are a lot more strict. This results in buyers being qualified to purchase and actually being able to afford the purchase.
Home prices are not crashing, what really is happening is that there is a deceleration which means, home prices continue to appreciate/rise, but at a slower pace. Demand for homes continues to outpace supply but it’s still not enough to cause home prices to decline.
