Everyone's fighting over the same real estate agents.
Meanwhile, there's a divorce attorney down the street whose paralegal handles 20 property splits a month.
A financial advisor managing portfolios for people buying second homes.
A CPA whose clients keep asking about the tax implications of their refinance.
These people aren't getting calls from loan officers every day. Their phones aren't blowing up with "let's grab coffee" requests.
But here's the thing: showing up with your hand out won't work with them either.
The paralegal doesn't care about your rates. The financial advisor doesn't need another business card.
They need solutions for their clients. They need resources that make their job easier.
Give the CPA a simple guide they can hand to clients about mortgage interest deductions.
Connect the financial advisor with investment property deals they might not see otherwise.
Become useful to them first.
Probate records are public. Divorce filings are tracked. Builder permits are filed weekly.
The referral sources are everywhere. Most people just aren't looking past the obvious ones.
And they're definitely not thinking about what those people actually need.
