The key to success isn't just finding the right house or having enough for a down-payment β it's understanding the full financial picture before you start shopping.
Beyond your down-payment, you'll need funds for closing costs (typically 2-3% of purchase price), moving expenses, immediate repairs or updates, and an emergency fund for unexpected homeowner costs. Many first-time buyers focus solely on the purchase price, but get surprised by these additional expenses. I recommend having at least 25-30% of your target home price saved in total β this covers your down payment plus all the extras that come with homeownership.
The other critical step? Getting pre-approved before you fall in love with a property. Pre-approval shows sellers you're serious and gives you confidence in your budget. It also helps you move quickly in competitive situations, which can make the difference between getting your dream home or losing it to another buyer. Yes, that is still happening, even though there's more choice nowadays... just remember that a well-priced home in a prime location and in good overall condition may still fetch more than asking price.
