Was talking goals with a couple of my gym buddies and it made me laugh.

Three people. Three completely different goals. Same gym.

Real estate isn’t much different.

A first-time buyer, seller, move-up buyer, and downsizer can all be looking at the exact same San Diego market and need totally different things from it.

So when someone asks if it’s a “good” or “bad” market, that’s not really the question.

Good for what?

Your goal is what determines where the opportunities are.

There was a lot happening behind this sign that day.

Which is kind of fitting, because when you first look at a house, there can be plenty hiding beyond what you see on the surface.

That doesn’t mean you panic or assume the worst.

You do the inspections. Read the disclosures. Get the repair quotes. Talk to the lender. Find out what’s actually there.

Then you make the decision.

That’s what the due diligence is for.

Came across this picture and immediately thought about all the great memories tied to it.

And then it hit me... that’s exactly what makes selling a home so personal.

You see the nights on the patio, the parties, the people, all the little things that happened there.

A buyer walks in and sees price, condition, layout, location, and how it compares to everything else they’ve seen.

Not very sentimental, I know. 😂

But once your home hits the market, you have to be able to separate the memories from the investment.

That mindset makes a huge difference.

Trying to squeeze in a little more summer with friends before everyone gets pulled back into schedules and routines.

And honestly, real estate tends to follow the same pattern.

Once September hits, school starts back up, routines settle in, and the buyers and sellers still in the market usually get a little more serious.

So if a move has been sitting in the “maybe later” category, what’s keeping it there?

The rate? The rate you already have? Something else entirely?

Almost every buyer starts with, “I’m just looking.”

Then the right house pops up and suddenly we’re talking pre-approvals, budgets, showing times, and how fast we can write an offer.

Things escalate quickly around here.

You don’t have to be ready to buy today. But it helps to have a plan before the house you love shows up.

Paragliding is a good time to start high.

Pricing your house? Not so much.

Starting above the market just to “see what happens” can cost you the attention that matters most in those first couple of weeks. Once the days start adding up, buyers start wondering why the home hasn’t sold.

The goal is to price it where buyers see the value and are motivated to act.

Because getting the price right from the start is a lot easier than trying to regain momentum later.

When I say it’s time to get moving, I mean it.

If you want to sell your current house and be in a new one before Christmas, now is the time to start getting everything in place.

You still have to prep, list, find the next house, get through inspections and financing, and line up two closings.

That’s a lot of moving parts.

Waiting longer just means trying to squeeze all of that into less time.
