⛳️ SAVE THE GREENS at Tecolote Canyon Golf Course! ⛳️

Golfers, this one hits close to home. Beloved Tecolote Canyon Golf Course is closed. The City of San Diego terminated the operator's lease leaving the future of this historic course up in the air.
Tecolote is one of few, if not the only, co-designed by renowned architect Robert Trent Jones Sr. and PGA legend Sam Snead. It dates back to 1964 and our strong Men's Club includes some members growing up on the course and playing since the 1970s. Countless professionals have sharpened their games at Tec over the years. While the official plan is to reopen with new management, many of us are worried about its future — we can't let this gem disappear!
Tecolote has been called one of California's top executive courses for a reason with its challenging layout, elevation changes, hazards everywhere, scenery, and historical significance. With the right vision, it has HUGE potential to become one of the best executive golf courses in America.
We owe it to the whole golf community to fight for its return. The first step in doing so is by saving the greens, which is an urgent matter.

Remembering my grandfather, Stephen P. Eyherabide, on the 80th anniversary of the battle in which he lost his foot (subsequently half his leg) and earned a silver star for gallantry in action and leadership & courage in battle. The battle took place in Montcelli, Italy on September 18, 1944. He went on to live an exemplary life and rarely, if ever, spoke of what he went through in WWII.

This is a bit overdue, but in May, 2023 I officially was awarded the SRA designation in the Appraisal Institute. The SRA program took me over 3 years to complete and consisted of numerous advanced rigorous courses with exams, as well as a final comprehensive exam. To obtain this designation, an appraiser must satisfy the Residential Demonstration of Knowledge requirement, fulfill elective requirements, and lastly pass the comprehensive exam. Course work included Business Practices and Ethics, Advanced Residential Report Writing, Advanced Residential Applications and Case Studies, as well as completion of the Valuation of Sustainable Buildings Professional Development Program (my electives). Along with becoming an SRA, this course work also certified me as a Green Appraiser.

Just Appraised a single-family home in the Fletcher Hills neighborhood of El Cajon, CA. One of the many features of this property was a pebble-tech in-ground pool & spa.

Do pools add value to a property? and if so, how much? Contributory value of a property feature often depends on market acceptance. While pools and spas "typically" add to marketability, value is mainly determined by demand. A pool in one neighborhood may be expected and increase value by $100,000 wheras that same pool in a different neighborhood could be worth $0, or even detract from the overall marketability of the property. Keep in mind that above-ground pools and spas are considered personal property and are thus not given any value.

This is the type of analysis that is expected from appraisers... and is why hiring an experienced, knowledgeable Appraiser is important.

A much appreciated Google review from last year. Appraisers rarely get acknowledgment for a job well done. Many times, we are one of the last pieces of the puzzle. We submit a report, and that's that. I work hard and always strive to do my best in every report - whether I'm appraising a multi-million dollar property in La Jolla, or a small tract home in East County. It doesn't matter. So, when recognition comes for all my hard work, it feels very rewarding! I am looking forward to more great reviews in 2022.

I spent most of the day driving around Valley Center for an appraisal of a property located on 1 acre that includes a 2,400 square-foot shop. Valley Center is a widespread community, and appraising can be challenging. However, I appreciate the views driving through this area, especially on a beautiful clear day.

Fun fact ➡️ Did you know that Valley Center was the site of the capture of the largest California Grizzly Bear in history? The bear was captured in 1866 and weighed 2,200 lbs 🐻 😲. Per Wikipedia soooooo 🤷‍♂️
