If rental income is part of the reason you’re buying in Baja, one of the most useful questions you can ask is also one of the simplest:
What have comparable properties here actually earned over the last 12 months? Not projected returns. Not a developer model.
Ask for real occupancy, real nightly rates, and historical performance from an experienced property manager. That data can change the way you evaluate two otherwise similar properties — and sometimes changes which one makes the better investment.
Rental income due diligence should happen before the offer, not after closing.
