If you own rental property in California, two 2026 law changes could quietly put you out of compliance, and most landlords haven't checked. AB 628 now requires a working stove and refrigerator on any new, renewed, or amended lease. SB 721 requires balcony, deck, and walkway inspections for buildings with 3+ units, first deadline already passed, then every six years, with fines up to $500/day. Know them before a tenant complaint forces the issue.

This weekend, our small but mighty team spent the morning at Crystal Pier in Pacific Beach, cleaning up our coastline alongside the San Diego Chapter of the Surfrider Foundation. 🌊

Together, we kept 853 pieces of trash — mostly cigarette butts and plastics — from washing into the ocean. It feels like a small act, but the data collected on cleanups like these actually drives real policy change; it's part of what recently helped Del Mar ban Styrofoam coolers and plastic bottles.
