The work is important, but the relationships are what last! 🤝

We just had our annual lunch with one of our oldest clients, Avi, and it was a great reminder that wonderful partnerships aren’t measured by a contract, but by years of building trust, shared success and genuine connection.

The rate you're sitting on is the part nobody puts in the spreadsheet.

Every other number in a sell-or-keep decision is easy to look up — price, taxes, what rent would be. The one that's hard to price is the mortgage you'll never be offered again. Most owners leave it out entirely and then wonder why the numbers felt off.

Sometimes selling still wins. Plenty of good reasons to do it. Just don't make the call without that number in the column.

Before someone sells a house they could have kept, there's usually a sentence that comes first. We've heard all four of these.

"I'll just sell and buy something cheaper." "The market's about to crash anyway." "My buddy in Phoenix says cash flow is way better there." "I don't want to deal with tenants."

Every one of them is a reasonable thing to think. Some of them turn out to be right. But they're worth testing against real numbers before you sign anything, because selling is the one decision you can't undo.

Most landlords who hesitate to rent out their home are picturing one thing: a tenant who trashes the place and leaves them with a bill the security deposit doesn't cover.

Here's what the data says. Across the properties we manage in San Diego, Orange County, and Riverside, the share of move-outs where tenant damage exceeded the security deposit was 0.04%.

Normal wear and tear is real — scuffed walls, worn carpet, that's part of owning a rental. The catastrophic-damage scenario is not what's actually happening.

Three things that keep it that way:
- Screen tenants thoroughly
- Run regular inspections
- Work with a professional manager
